Although the apartments and neighbors themselves are nice, expect to pay 25%-30% over base rent. There is no free parking in the evenings or on weekends, and don't expect to get any of your deposit back at move-out. Highly recommend not living here.

I wouldn’t recommend living here - we just moved out but lived here for 2 years and the parking situation (good luck finding uncovered parking after 6 and on weekends) and the additional monthly charges have gotten out of hand. In addition you will not get any of your deposit back since they require professional cleaners at move out, and they require carpet cleaning with special enzymes if you have a pet ($$$). Although the maintenance team and neighbors were great your money is spent better elsewhere.

Be aware of numerous fees and costs typically covered by property management companies but passed on to tenants here. These include: "Included carport" which actually costs extra. Sewer, trash, and significant landscaping fees. A non-revocable $150/month contract for subpar Dish internet. This allows AMC to advertise competitive rental rates while charging much more under the lease. They also create a "concessions" rate for each apartment, claiming the actual rate is higher than advertised/ provided, and back-charge you the difference if you break the lease. While the agents have been friendly and concerned, the manager Jessica has come across as dismissive and defensive. Responses to issues are vague, with no timeframes for resolution, just "ongoing" or "under discussion." For example: Grounds and walkways flood every morning due to sprinkler schedules, making it swampy and difficult for pet owners to diligently clean up after pets. Also washing away nutrients and ultimately killing the grass and increasing costs to tenants. Trees are destroyed, sprinkler heads broken, and no apparent accountability for the vendors. (I'm too new to say that accountability isn't occurring, it could just be more immediate and the team could communicate the results of the work they're doing on the resident's behalf to the community) They charge tenants extra for covered parking that's "included" but then run the sprinklers all over those vehicles all night. This includes the move-out cleaners as there was still toothpaste scum, coffee stains, paint poured into drains, and more apartment cleanliness issues upon move-in. The hot tub has been out of commission for weeks with no clear schedule for repair, and really no communication to residents at all. I've seen several comments about the lack of communication with residents which seems like an easy opportunity for improvement. The issues like water management are causing unnecessary costs that are pushed onto tenants. In just one month, many new neighbors/tenants have complained to me about the poor landscaping and management. Summary Pros: Property with lots of potential. Good space, nice apartments. Well maintained overall. The maintenance staff and leasing agents seem friendly and responsive. Cons: Well above average market rates per sq ft. given the lease stipulations; Management is somewhat vague and seems satisfied with status quo over improving vendor service quality through accountability, and resident communication. Responsive but dismissive.

I really enjoyed my renting experience at Draper Village, Jessica was very accommodating and willing to assist in any way with the leasing process. I love the property, it is well kept and taken care of. I look forward to leasing here in the future, thanks for all you do Draper Village staff.

Great apartment complex. I really enjoyed living here. Nice apartments. The grounds are well maintained, friendly staff, and good neighbors. My little kids made great friends and were sad to leave.
